Investor Services
Mortgage, banking, legal, company setup and holiday homes — the full ecosystem around your investment, coordinated by one team.
Everything around the property itself, handled with our specialist partners so you have a single point of contact.
Mortgage
We arrange financing for residents and non-residents through a panel of UAE and international banks, and manage the process end-to-end alongside the property transaction.
| Buyer | Property < AED 5M | Property ≥ AED 5M |
|---|---|---|
| UAE national | up to 85% | up to 75% |
| Resident expat | up to 80% | up to 70% |
| Non-resident | typically 50–75% | typically 50–65% |
| Off-plan (varies bank to bank) | up to ~70% | — |
Rates are EIBOR-linked with fixed and variable options, currently around 4%–5.5%. Tenure up to 25 years. Your total monthly obligations are capped at 50% of income under the Debt Burden Ratio rule. Pre-approval is valid around 60 days and we strongly recommend it before you make an offer.
Banking
We introduce clients to UAE banks and support account opening for individuals and companies. Resident accounts can open within days; corporate accounts typically take 2–8 weeks due to compliance. Non-resident accounts are available at selected banks with higher minimum balances.
Legal
We coordinate trusted, RERA-aware legal partners: conveyancing (SPA, cheques and payment terms, DLD transfer at the trustee office), Power of Attorney so you can transact remotely, contract review and due diligence, DIFC and ADGM wills for expats, and Ejari and tenancy matters.
Company setup
For investors holding property in a company, running a UAE business, or seeking a business or investor visa. Costs and timelines depend on the licensed activity.
| Type | Best for | Indicative cost | Setup time |
|---|---|---|---|
| Free Zone | Trading/services, 100% ownership, visas | AED 12,000–50,000+ | ~1–2 weeks |
| Mainland (DED) | Trading anywhere in the UAE, government/retail | AED 15,000–30,000+ | ~1–3 weeks |
| Offshore (JAFZA / RAK ICC) | Asset and property holding | AED 10,000–20,000+ | ~1–2 weeks |
UAE corporate tax is 9% on taxable profits above AED 375,000, and 0% below. VAT is 5%.
Holiday homes
We help owners license and operate short-term rentals in tourist-heavy communities — Marina, Downtown, JBR, Palm Jumeirah and Business Bay. A DET Holiday Home permit is mandatory; informal short-letting is not permitted. Short-term letting can produce higher gross yields of around 8–12%+ versus 6–9% on a long let, with more variability. A licensed operator can manage everything under a management agreement.
